The Home Buying Process

A clear understanding of the home-buying process can help minimize stress and reduce the chance of surprises along the way. Below is a step-by-step guide outlining what you can expect when purchasing your new home or investment property.

1. MORTGAGE PRE-APPROVAL

The first step in purchasing a home is determining the type of mortgage you're eligible for. This ensures that we focus on properties that align with your financial goals. Mortgage brokers are independent and work with a variety of lenders and conventional banks to find the best mortgage options for you. Their services are free of charge, as they are paid directly by the lenders. Alternatively, you can work with your bank to arrange financing. Once pre-approved, I will research available properties that meet your criteria and schedule viewings that work for you.

2. HOUSE HUNTING

We will assist in finding your dream home through various channels:

  • Homes marketed from realtors in our top producing Royal LePage Sussex brokerages
  • Properties listed by other brokers on the Multiple Listing Service (MLS)
  • Off-market properties
  • Open Houses
  • "For Sale by Owner" listings
  • Presale and new construction projects (if applicable and of interest). Note: Always have trusted REALTOR® representation when buying from a developer at a Presentation Centre as there are unique intricacies to navigate on these contracts

3. SUBMITTING AN OFFER, NEGOTIATIONS, AND ACCEPTANCE

Once we've found the home that’s right for you, we will submit an offer tailored to protect your interests. We will send the offer to the seller’s agent and work diligently to negotiate the best price, dates, terms and conditions on your behalf.

4. SUBJECT REMOVAL

We will have a designated period, typically 1-7 business days, to satisfy all the conditions (or "subjects") of the contract. These conditions may include financing approval, home inspection, documentation review, and more. Once all conditions are satisfied, we can remove the subjects and make the offer a firm sale. At this point, a 5% deposit will be due via certified cheque or bank draft made out to "Royal LePage Sussex in Trust"

5. SELECT A LAWYER OR NOTARY

You will need to choose a real estate lawyer or notary to transfer the land title and register your mortgage, if applicable. Schedule an appointment with them 1-4 days before your completion date. If you need a trusted recommendation, feel free to ask.

6. PREPARE FOR THE MOVE

Between subject removal and your possession date, it's time to start packing, arranging moving services, and setting up or disconnecting utilities such as hydro, gas, internet, and cable.

7. COMPLETION DATE

On completion day, the funds will be transferred from the buyer to the seller, and the title of the property will be transferred to you. At your lawyer’s office, you will sign several documents and pay the remaining balance of your down payment, Property Transfer Tax, and any other necessary adjustments.

8. POSSESSION DAY

Congratulations! This is the day you've been waiting for. The keys will be handed over, and you can take possession of your new home!
